Showing Feedback Questions Real Estate Pros ALWAYS Ask!

After EVERY showing make sure to get feedback from the buyer or buyer’s real estate agent. This is the best way to measure how well your FSBO listing is doing. You will also learn what you’re doing right and what you can improve to get an offer faster!

How to ask for feedback
The best time to ask for feedback is 2-3 hours after the showing. It will give the buyer a little time to let the showing marinate and your home’s features will still be fresh in their mind.

We always recommend texting the questions below because they will be more likely to reply. Make sure to tell the buyer to be blunt and completely honest because you will not be offended.

Do not ask for feedback during the showing because it can be awkward for the buyer and they will probably not give you honest answers to your face.

How to negotiate a Realtor’s commission when selling FSBO Homes!

Selling for sale by owner (FSBO) without a Realtor does have many advantages, the biggest of which is the savings in paying a real estate agent’s commission. However, many buyers still prefer to have a buyer’s agent help when searching for a new home. Buyer’s agents will show homes listed on the MLS and homes listed on FSBO website’s like SimplyFSBO.com

When your home is listed for sale by owner and a buyer’s agent contacts you to show it, they will ask if you’re willing to pay a commission if the buyer makes an offer and you accept. The commission will only be paid if their buyer writes an offer, not anyone else. The good news is, the commission is 100% negotiable and you’ll pay much less than if you were to list your home with an agent.

Most buyer’s agents will ask between 2.4% to 3.5% commission in the Quad Cities, Des Moines, and Iowa City FSBO markets, but again, these are NOT set rates and it’s negotiable. The percent of commission most likely will be lower on higher priced homes and higher on lower priced homes. It’s important to keep in mind that buyer’s agent is only representing the buyer and not you, which is why it’s a reduced commission.

Nobody wants to pay a commission, but when a buyer’s agent shows your home, it’s to a qualified and pre-approved buyer. The buyer’s agent will also write up the offer, schedule inspections, and see things through all the way to closing.

Opportunity in Winter Months

Traditionally in the winter, pending home sales in the Quad City FSBO market are slower, when compared to other months. Website traffic dips a little because there aren’t as many people looking for homes during the holidays. The weather can be a factor too.

Most sellers are aware of the market slow down during the winter months, and wait until the spring before putting their home on the market. This doesn’t mean the winter is a bad time to sell your home though! It actually can create opportunity. Since there are fewer people trying to sell their homes, it means there is much less competition in the Quad City real estate market – increasing your chances of selling.

There will always be people looking for a new home – especially people that are relocating, expecting a baby, needing a bigger house or needing to downsize. Don’t miss out on these buyers because use you waited until the spring to list. As long as you price right and stage your home, you might have a better chance of selling because there isn’t an over supply of homes on the market.

Fresh paint and carpet go a long way

I have helped thousands of people sell their homes for sale by owner in Iowa and Illinois. Many homes have sold quickly and some have taken more time. Over my ten years of listing FSBO Homes I have noticed a consistent pattern. The homes that sell quickly are usually the ones that have fresh paint and new carpet (if you have the extra money).

I have heard many unsuccessful sellers say the following: “I am not going to put another damn dime into this house” which is code for, I am not serious about selling, I don’t care if it sells quickly and I want to sell for much less than my asking price.

Some sellers will offer an allowance for fresh paint and new carpet after the home sells. The problem is that most sellers only see what your house is when they first walk into it – not what it could be after updates. Make sure to add the fresh paint and new carpet before you sell, especially if you are planning to spend the money anyway.

Remember this: Showing your house is like a first date – the house needs to look its best. You wouldn’t show up to a first date wearing pajamas and tell your date, I look better when I wear makeup and have nice clothes on, right? The same thing goes for your home – make sure your home looks its best before you sell it. Otherwise, it’s unlikely the buyers will schedule a second date.

The chances are pretty good that you will also notice the same pattern I do. The homes you like are the ones with fresh paint and new carpet.
